Abstract

The gap that occurs between human interests and
the limited amount of land causes collisions and land
problems. Population growth will continue to increase
slowly. The increase in population that occurs has
consequences for the demand for land needs as settlements,
industry, infrastructure, and services. Areas that are
considered potential for development tend to be more
intensive when compared to areas that lack resources to be
developed. The characteristics and quantity of land is a
critical understanding of the economic benefits of land
where economic activity develops is the interest of the
community to mobilize.
This study aims to find out about what factors affect the
increase in land prices due to the development of Raman
Dam tourism in the Metro. This type of research is field
research, while the nature of this research is qualitative
descriptive with data collection techniques using interview
and documentation methods. All data obtained are
analyzed inductively.
The results obtained from this study are that the physical
characteristics of a plot of land there are several factors that
significantly affect the price of land located near Raman
Dam including physical characteristics of land,
accessibility, land use status stated in the land certificate,
as well as the availability of public facilities and public
security. The existence of Raman Dam tourism is the main
indicator of socio-economic development which has an
impact on the need for land parcels to increase enough,
causing land prices to increase. Increasing the accessibility
of road conditions and the distance to Raman Dam greatly
determines the increase in land price.
